1. Total square footage — the room's length multiplied by its width:
room_area = length × width
2. Estimated usable space — the portion of that area you can realistically use:
usable_space = room_area × 0.80
Why 80%? Because furniture, walking space, and doors take up room. A room's total square footage always looks bigger on paper than it feels in practice — beds, sofas, dressers, and the clearance needed to walk around and open doors and drawers all cut into the space you can actually use. 80% is a reasonable starting estimate for most rooms; you can adjust the percentage above if your room is unusually open or unusually tight on space.
Example calculation — using this calculator's default values: a 12 ft × 10 ft room with the default 80% usable space percentage:
room_area = 12 × 10 = 120 sq ft
usable_space = 120 × (80 ÷ 100) = 96 sq ft
non_usable = 120 − 96 = 24 sq ft
With these inputs, the room has 120 sq ft of total floor area, of which about 96 sq ft is realistically usable for living space — the remaining 24 sq ft is taken up by furniture footprint, walkways, doors, and general clearance.
Beds, sofas, dressers, desks, and tables all claim a fixed footprint on the floor. The more furniture a room holds — and the larger each piece is — the smaller the share of the total square footage that's left over for walking and daily use.
Comfortable movement around furniture typically needs 24–36 inches of clear floor space. Rooms that require multiple walking paths — say, around a bed and to a closet — lose more usable area than a room with a single clear path.
